Day to Day Property Management

  • Dedicated Licensed Real Estate Agent for all of your service requirements
    • Rather than dealing with assistants, receptionists, leasing agents, and property managers, you will deal directly with your Licensed Real Estate Agent
  • Manage maintenance and repairs
    • For any non-urgent repairs, we can either refer all requests to you before taking any action or we can arrange repairs up to an agreed price if preferred
    • We have a list of approved suppliers that can provide quotes or alternatively we can use your preferred suppliers on request.
    • Some repairs are considered urgent under the Residential Tenancies Act. In these cases we will make attempts to contact you however if we are unable to reach you and the repair is under $1800 then we are required to arrange the repairs on your behalf
  • Collect Rent, follow up arrears and provide statements
    • We collect your rent electronically on a monthly basis (unless otherwise negotiated). We deposit the rent into your nominated bank account and provide you with an itemised monthly statement. Maintenance/property invoices will also be included for your tax records
    • Rental payments are checked on a daily basis. In the event that your tenant’s payment is late, we will contact the tenant immediately to determine the cause of the delay and then advise you of the situation. In the case that the rental payment is delayed further, we will send a written warning to advise that they are not meeting their lease obligations. In the event that the rent is further delayed, we will work with the owner to proceed with recovery procedures, including making lodgements with VCAT.
  • Paying invoices/property related expenses and EOFY Statements
    • We can pay your property related invoices from your rental account on your behalf. This includes services such as Body Corporate fees, maintenance fees, water bills, council rates, insurance services.
    • We will provide an EOFY Statement which will include all invoices related to your property, which will assist with your tax
  • Conduct rental reviews
    • To ensure that you are getting market price for your property, we conduct rental reviews every 6 months or in accordance with the Tenancies Act. We will liaise with you to decide if the rent should be increased. In the case that the rent is to be increased, we will manage all documents and correspondence required.
  • Negotiate lease renewals
    • We notify landlords in the ninth month before their tenants lease ceases. The options will be discussed with the owner and if required we will enter lease negotiations with the tenant on the owner’s behalf
  • Conduct routine inspections
    • We are committed to ensuring that your property is being kept to a high standard. Legally we are allowed to inspect the property once after the first three months of tenancy
      and then every 6 months.
    • We will ensure that your property is being inspected and a detailed report, including digital images will be sent to you. Any maintenance or recommendations that arise from the inspections will be sent through on the report for you to review.
  • Manage the vacating process
    • If we receive vacating notification from your tenant, we will contact you immediately and advise of the process
    • We will liaise with the tenant to arrange inspections for potential tenants to view the property prior to them vacating
    • We will send the tenant/s the vacating guidelines, which outlines their responsibilities when vacating the property.
    • A list of approved house and carpet cleaners will be sent to the tenants
    • We will conduct a final inspection, using the original condition report to ensure there has been no damage to the property
    • In the event that any money needs to be retrieved from the bond for damages or cleaning, we will act in accordance with the Tenancies Act.
  • Manage VCAT disputes /representation
    • In the event that a dispute is required to be taken to VCAT, we can lodge the paperwork and attend VCAT tribunal hearings on your behalf

    • Digital photos are taken of all rooms
    • Advertising on major websites such as www.realestate.com.au, www.realestateview.com.au, www.rent.com.au, www.gandhPropertygroup.com.au, G&H Booklets and promenant leasing boards.
    • We utilise our database to determine if your property would suit any potential tenants looking for properties
  • Open for inspections
    • Flexible inspection times for viewings to ensure we capture all interested parties. We conduct fixed inspections and private inspections. Inspections are a mixture of daytime, evening and weekend.
    • Your property manager will contact you immediately after the inspection has been conducted to give you direct feedback
  • Complete legal requirements and paper work for the new lease?
    • Lease documents (REIV approved)
    • Negotiating any special clauses that you may require
    • Provide the tenant with the Rental Guide booklet
    • Provide the tenant with a “Moving in to your new home guide,” to ensure that they are aware of their responsibilities along with support numbers
    • Complete a detailed REIV approved Condition Report, including digital pictures
    • Provide the water company with tenant details to ensure that charges are billed to the tenant correctly (providing that the property is separately metered).

Experienced Advice and Assistance with Renovations and Valuations

  • To ensure that you are getting a premium price for your rental investment it can be financially beneficial to renovate your property. We can assist with renovations and have approved suppliers who can complete works required (alternatively we can use your personal suppliers).
  • We can provide you with an estimated rental valuation pre works so that you can determine if renovating will be beneficial

Leave your Real Estate Agents Easily

  • It is a common misconception that by signing a managing authority, you are contracted to that particular agency for the term of the tenants lease. This is incorrect and in the majority of cases you can change agents at any time. We can manage the handover on your behalf in a seamless process with no fees charged.
